Every Real Property Management Fort Collins Loveland tenant who signs a lease with us gets their own online account. Your secure account is convenient and easy to access, and provides useful features and information to maximize your rental experience.

New Tenants

To access your account for the first time, click here or click the  “Sign up” button and follow the prompts.  Use the email address you provided during the leasing process and the address of the rental property. Your login information will be emailed to you. Contact our office if you need assistance.

Pay Rent

Take advantage of your online account and pay your rent online.  Paying rent via your account saves you time and hassles.  You don’t have to drop off rent at our office or mail it to us.  Plus, paying online is secure, accurate and very efficient.  And, when you pay online, you earn rewards in Real Property Management’s Resident Club!

Simply login to your tenant account and follow the prompts to make a single payment or set up recurring payments each month to ensure your rent will always be paid on time by the due date!

Request Maintenance

There are two ways to request maintenance or repairs.

  1. Log in to your tenant account and complete a Service Request for maintenance or repairs.
  2. Call our 24 Hour Maintenance Hotline at (970) 658-5696 to request maintenance. If it is an emergency, please call us immediately.  (Note: If the situation involves a serious water leak, locate the main water valve in your rental home and turn it to the off or closed position.)

Before Requesting Maintenance

For faster resolution, review the following list of suggestions before calling maintenance. You can also find helpful maintenance tips and advice in your tenant account.

Smoke detector won’t work when tested Monthly check and replace battery. Notify maintenance at once if not working.
Smoke detector beeps softly on and off Check and replace battery.
No power to plugs or switches Check breaker panel or fuse box. Check and reset.
Garbage disposal won’t work Push reset button on disposal or use allen wrench and turn.
No hot water Check thermostat on hot water tank.
Hot water “TOO HOT” Check thermostat on tank and turn down.
Faucet or toilet leaks Turn off water fixture under sink, toilet at valve and notify maintenance.
Toilet plugged Try plunger. If still plugged call maintenance.
Sink plugged Remove hair from drain
Heater not working Check thermostat and thermostat batteries
Dishwasher won’t drain Clean food out of bottom of dishwasher. Clean float. Rinse dishes before washing. Use jet dry once a month. Jet dry prevents hard water build up.
Refrigerator too warm or too cold Check thermostat, set correctly. Front and back grills clean. Clean out drain hole.

Moving In

As your moving day approaches, here are a few tips to ensure a successful stay.  When you sign lease,  you are provided with details around caring for and enjoying your new home.  You should have also received login information for your online tenant account.  Between your lease and online account, you should have all of the information you need to reference during your tenancy.

Move-In Checklist

Within the first week after moving in, you will need to complete your move-in checklist.  This checklist documents the condition of your home upon move in.  After a thorough review of your home, you then email, fax or mail the move-in checklist to our office.  We also encourage you to take photos for your records.

Once your checklist is received, we will review and file away.  If there are any items that need repair, we will schedule that accordingly.  However, be reminded that the move-in checklist does not constitute a maintenance request.  Our goal is for you to enjoy your new home and ensure the property is in good condition.

Tenant and Owner Responsibilities

As a tenant of a rental property managed by Real Property Management Fort Collins Loveland, our hope is that you treat the home as if it were your own.  When you take good care of the property, it allows our team to expedite the return of any security deposits being held by our office.

Your lease outlines your full responsibilities however, below are some general responsibilities.

  • Keep the property clean and orderly, inside and out
  • Set up utilities in your name prior to moving in – electricity, water, gas, trash
  • Care for landscaping and exterior – lawn, and minor trimming and weeding of shrubs and flowerbeds, sidewalks (e.g., show removal), exterior light bulbs, window cleaning
  • Pest control
  • Complete minor and seasonal maintenance – changing light bulbs, furnace filters, refrigerator water filters, and batteries in detectors; maintaining water softener and purification systems, keeping vents clean
  • Comply with local, state and Home Owner Association (HOA) property codes, rules and regulations

Owner Responsibilities

Real Property Management Fort Collins Loveland and/or the owner of the home you lease are responsible for:

  • Ensuring the rental property is clean, safe, and ready for occupancy
  • Re-keying all doors leading to the outside for security
  • Complying with state and federal laws pertaining to required detectors in the home
  • Providing residents with a copy of applicable HOA rules

Rent Payment

After completing your lease, you will receive a login for your online account.  Within this account, you can pay rent, you can submit maintenance request, and you can access financial records.  We encourage you to pay rent online, which allows you to become eligible for the Real Property Management Resident Club.  This clubs provides you savings on all types of local retailers and you can sign up after paying online.

Maintenance Request

Our goal is to ensure your property stays in great shape.  As a result, we encourage you to request maintenance when appropriate to prevent larger issues and to preserve the value of the property.  Be sure to request maintenance, using one of the two approved methods – via your online account or via our maintenance hotline.

In return, Real Property Management Fort Collins Loveland will support you when you have a major life event.  If you deiced to move, buy a home, buy a car, or get a new job, we will happily provide a letter of recommendation if you have paid rent on time and taken care of the property.

Moving Out

Let’s face it, moving can be a busy and stressful time.  Real Property Management Fort Collins Loveland will provide checklists to make your transition more smooth.

Before planning to move, you must give property notice to our office before vacating your unit.  In some case, 30-day notice is sufficient and in other cases, 60-day notice may be required.  Be sure to review your lease to determine your notice timeframe.  After you have moved out and cleaned the property according to the lease demands, Real Property Management Fort Collins Loveland will conduct a move-out review, which you are welcome to be present for.

After your move out review is complete, we will begin working on your security deposit refund.  Please refer to your lease to see the details and procedures for refunding your security deposit.  This section will also explain any charges you may incur.

As you can imagine, the better the condition of the property after move out, the faster the deposit can be returned to you.  Keep in mind, if you choose to vacate your property prior to the lease expiration date, you will be responsible for paying rent until a new tenant moves in.  The best thing to do is to communicate with our office about your plans so we can assist.
