As summer wraps up and as kids get back to school, the amount of people moving around is slowing down. This trend will continue through the end of the year as the holidays rapidly approach. However, there is one area that is seeing increased demand even as the season slows. We talk to prospective tenants on a weekly basis and many of them are looking to get into one specific area.
This area is southeast Fort Collins. As the Coloradan.com reports, “This is southeast Fort Collins, one of the city’s fastest growing and most desirable places to live. A place where farmland is surrendering to development and developers are scrambling to meet a pressing demand for house lots.” Village Homes, Meritage Homes, and Ryland homes are all competing for land. In addition, many other builders like Toll Brothers are trying to make their way into the area.
So, what makes the southeast Fort Collins area so desirable? From first-hand experience, there are a few reasons why this area is so popular. First, the southeast Fort Collins area schools are very strong. Some of them use the core knowledge curriculum, which is popular with many parents. Plus, these schools are state-of-the-art because they have been recently constructed.
The second reason tenants have told us is the proximity to the I-25. For those residents that work south of Fort Collins, it allows for quick access and shorter commutes. Third, the amount of amenities is continuing to grow. From the new Larimer county library to Target to new restaurants, southeast Fort Collins is providing the amenities people are looking for. Finally, southeast Fort Collins is conveniently located to many of the major employers including HP, Avago, and Intel. Plus, Banner Health has just broken ground on a large campus just south of Harmony Road near Lady Moon.
All of these reasons have led to a boom in southeast Fort Collins real estate. Many land developers are claiming that southeast Fort Collins continues to be the most popular place people want to live.
