A couple of blogs ago, I wrote about the areas to focus on when doing improvements to your investment property. This blog will focus on other areas where improvements are important. However, this is the area of the home where you leave it to the experts. The typical do-it-yourself type typically doesn’t want to deal in these areas. Take it from us; this is from our first-hand experience.
First, if you are an investment owner that likes to take on home improvement projects yourself, think about having professionals install new hardwood floors. I am not referring to the Pergo or laminate type floors. I am referring to the “real wood” hardwood floors. In Northern Colorado, woods have a tendency to expand and contract with the seasons. From moist springs to dry winters, your wood needs to be installed with that in mind. And, if that wasn’t enough, all sub-flooring is not perfectly smooth or flat. So, think about a professional when it comes to wood.
Next, if you have a large amount of sheetrock to replace or you are finishing a basement yourself, leave the drywall or sheetrock to the professional. This area can become one of the most difficult areas for an owner doing their own improvements. From transportation to hanging to smoothing joints, this is better left to the professional.
Lastly, leave roofing and exterior painting projects to the companies that specialize in these areas. These areas typically require special equipment beyond what a typical investment owner has. For example, scaffolding and ladder jacks are commonly used on the exterior of homes, especially two-story ones. Professional roofing companies have the safety items in place such as harnesses and other safety devices to stay safe.
Keep these areas of the home in mind if you are a true do-it-yourselfer.
