Winter Home Preparation

With winter around the corner in Northern Colorado, it is time to start thinking about preparing your house.   With the first freeze behind us, we now are anticipating the first measurable snowfall.  Your property management company should be working to make sure the following areas are being addressed.  Be sure to contact them to make sure tenants are being observant.

First, with all the leaves that have dropped over the last month in Fort Collins and Loveland, it is extremely important you inspect gutters and downspouts.  Gutters and downspouts that are not working properly are likely to create ice dams.  When those ice dams start to melt, it is possible that the water may leak into the home if the ice dam has penetrated the flashing.  If you are a tenant and see puddling now, it is an indication you need to alert your property management company.

Next, you need to pay close attention to tree limbs.  With a large number of mature neighborhoods in Larimer and Weld County, large trees are common.  The biggest concern is any limb that is touching or near your roof line.  Those limbs are the one that may likely damage your roof once weighed down with snow.  Also, weaker and diseased trees can cause damage if they fall during the course of winter.  Your property management company should have a list of tree service companies they work with.

Third, be mindful of your exterior faucets and sprinkler systems.  Most plumbers suggest you unscrew hoses from any exterior faucet and winterize sprinkler systems.  Also, if you have accessible pipes in your basement or attic, you will want to wrap those for protection.  These simple steps will prevent an emergency.

Last, be sure to have your furnace and humidifier (if applicable) serviced before winter sets in.  Call a professional HVAC company to clean your heating system and make sure its proper operation.  If your heating system is running efficiently, this will save you money.  The system will last longer and your bills will be reduced.  And, be sure to change that furnace filter every month to improve indoor air quality.
