The Importance of the Move-In Checklist

As we move in new tenants, there is a sense of joy, excitement, and accomplishment as you hand the keys over.  All of the parties involved are feeling some sense of the above emotions.  In the midst of this excitement, property managers must not overlook one of the most important parts of the move-in process.  The property manager must walk the property, inside and out, and complete an important document.

We refer to this document as the move-in checklist.  This is critically important for both the tenant, property manager, and property owner.  The more documentation that can be done at the time of move-in, the better all parties are at the end of the lease.  For example, if the padded insulation in the basement is torn in many spots, that is important to document.

At the end of the lease, it saves any confusion for the tenant and the property manager.  Since this condition wouldn’t be considered normal “wear and tear”, the tenant may see a security deposit deduction for this at the termination of the lease.  However, copious documentation will put all parties on a level playing field.

So, be certain your property management company has a very thorough move-in process.  The move-in checklist should be as important as the tenant selection and screening process.  This will be an important factor to preserving your property’s condition and profitability.
