The Happy Landlord

As a property management company, there are many goals that we are striving to achieve.  For example, we want to reduce vacancies, we want to increase owner profitability and we want to maintain tenant satisfaction.  These goals are at the top of our mind when working with our owners and tenants.  However, there is one other ancillary goal that we are always striving for.  We want owners to be happy landlords!

When we meet with owners, some owners are tired of being a landlord.  Whether by choice or chance, many property owners have become landlords.  The reason for a landlord’s weariness typically revolves around poor experiences with tenants.

Some of the most common complaints we hear are:

  1. Our tenants never pay rent on time
  2. Our tenants do not properly care for our property
  3. We spend too much on maintenance

Being a landlord myself, I know how you can get to these feelings.  However, there is a very real way to solve these problems. So as we look back and reflect on the top complaints above, there are two easy ways we can solve these problems.

First, the marketing of available properties is extremely underrated.  For example, our marketing program reaches up to 200 websites for maximum exposure to prospective tenants.  The more “eyeballs” we bring to an owner’s property, the bigger the prospective tenant pool.  This allows us to have the best chance to find the most qualified tenant for the given property.  The most qualified tenants are the most likely to pay rent on time.  So, be sure your property management partner has a top-notch marketing campaign.

Second, the way your property is delivered will be how the tenant treats it.  As we look back to the top three complaints, delivering a property in good shape solves the last two problems.  I have seen this over and over again; many tenants will treat the property equivalent to how it was delivered to them.  If the property is delivered in a sub-par state, the tenant will typically treat it in a sub-par manner.  On the contrary, if a property is delivered in great shape, tenants will treat the property much better.  So, when it comes to delivering the property to a tenant, be sure that you make the proper investment in order to deliver the property in great shape.  It really makes a difference.
