First Impressions

Over the years, we have walked prospective tenants through various homes across Northern Colorado.  It is always interesting to see the reaction and feedback on the first showing.  One detail is extremely important to rent your property fast.

Many think the exterior of a home is the most important item.  Many people refer to this as curb appeal.  While curb appeal is important, our feedback reveals there is an even more important detail.  That detail is the cleanliness of the interior because at the end of the day, this is where the tenants will actually “live”.  They want to come in an see that the house has been cared for.

So, how do you do this?  Here are a few tips that are important to getting your home staged for showings.  First, you may want to put a fresh coat of paint on the interior of your property.  Not only does it look better but the smell of new paint is easily recognized by potential tenants.  Next, make sure the interior of the property is free of cobwebs.  Cobwebs can be a big turn off to prospective tenants.  This includes checking ceilings, windows, and light fixtures.  Third, make sure your garage is tidy.  This does not mean you cannot have things in the garage, just make sure it looks somewhat organized.  Lastly, if you can, showing a home vacant is sometimes better than showing it cluttered.  This is especially true if your current tenant doesn’t help clean before a showing.
